It's only natural that you would consider increasing the desirability of your home when you are about to place it on the market, but you should understand that there are several bad moves you could make that will do any but that. What you like may not be the same thing as what your potential buyers want. To help ensure that you don't waste a dime or any time on improvements to your home that may not be smart, read on.
Don't steal a bedroom
Most buyers value the number of bedrooms a home has and a certain number is at the very top of most buyer's lists. If you have been using one your bedrooms as an office, media room, workout room, etc, it's now time to take it back to its roots. Remove anything from that room that is not bedroom-related so that buyers can visualize their child using that room to sleep in. Let them decide whether or not to turn it into something else. The same rule goes for those that have turned their garage into other rooms, buyers do value a real garage to park in, even if they never use it that way.
Don't remove all of your bathtubs
Showers are used more than tubs, and some of the new showers look more like fancy spas than places for a quick clean up. You could be making a big mistake, however, to remove the tubs from every bathroom you have. Most families prefer to bathe their young children in tubs, and most everyone finds the need for one on occasion. Speaking of bathrooms, some master bedroom and baths lack doors between the two, and this can turn many buyers off. Try to install a door for privacy and for the sake of selling the home, even if you never needed it.
Don't remove your kitchen cabinet doors
The trend now is for open shelving or open cabinets, with all of your dishes out and on display. That being said, there is still a need for closed cabinets, since we often don't want or need to display everything all the time. Add to that is the dust issue, which means that dishes and everything else left sitting on a open shelf will need to washed before use. Your new buyers can remove those cabinet doors if they like, but leave them on for now.
